The New 90-Bed Care Home Could Be Built On Wynyard Countryside Land

Developers Seek Approval For Major Care And Assisted Living Scheme At Wynyard

A Brand New purpose built 90 Bedroomed Care Home could be on the way in Wynyard on the outskirts of Hartlepool, under proposals submitted to Hartlepool Borough Council.


The planning statement, prepared by Hartlepool-based Origin Planning Services, sets out plans for the construction of a purpose-built 90-bedroom care home, alongside 36 retirement apartments, with the apartment block said to include 18 one-bedroom and 18 two-bedroom units.


Although Wynyard is often associated with Stockton-on-Tees, the application site itself falls within the Hartlepool Borough Council administrative area, close to the boundary with Stockton. The land is currently described as an undeveloped parcel of agricultural land on the eastern side of Brownhill Way, broadly level in shape and made up of open grassland.


According to the planning statement, the scheme would include the care home, retirement apartments, access roads, parking, garden areas, landscaping, infrastructure and other associated works. The development would be further served by a new access from Brownhill Way, with internal roads providing access to both the care home and the retirement apartments.


The applicant says the proposal is intended to provide specialist accommodation for older people, including residents who may need varying levels of care and support. The statement argues that the development would help meet the needs of an ageing population while allowing people to remain within an established community close to local services, family and support networks.


The planning statement also highlights that Wynyard has grown significantly in recent years, but still has gaps in local health-related provision. It refers to the Wynyard Masterplan, which identified that there are no GP surgeries or NHS dental practices within Wynyard itself, meaning residents often rely on nearby towns such as Stockton, Billingham and Sedgefield for services.


The applicant argues that a care home and assisted living scheme would form part of the wider health and social care infrastructure needed as Wynyard continues to expand.

The development would include 86 car parking spaces, with parking courts spread across the site. The planning statement says the scheme would also include cycle parking, visitor cycle stands, and facilities such as showers and lockers for staff who choose to cycle to work.



The applicant concludes that the proposal accords with local and national planning policy and should be granted planning permission “without delay”.


Council officials are expected to make a decision on the plans later this year....
