Former Industrial Land on Burn Rd Could See New Life in the Summer of 2026, according to reports seen by the Teesside & Durham Post.

An ambitious new development could be set to breathe new life into a former Industrial Site, after its claimed the land could be poised for potential re-development in just months subject to the necessary planning consent being granted.
Plans are reportedly moving forward to bring the former industrial site on Burn Road—located opposite Tesco—back into productive use, after it's remained largely vacant and unused for almost a decade. The site is said to have previously underwent limited clearance and levelling works over a number of years, with several old industrial buildings on the site being demolished. However, no meaningful progress has been made ever since, leaving the land dormant.

That situation however may now be set to change, with reporters for the Teesside & Durham Post, finding during a site walk earlier this week, that a newly installed advertisement display from Chartered Surveyors & Property Consultants Dodds Brown had been erected on the site detailing proposals to potentially bring the site back into use once again for Industrial purposes. The display appears to outline intentions to redevelop the site with a mix of trade counter and industrial units, with works provisionally indicated to commence during the summer of 2026.

According to the information shown, the proposed development would include individual units ranging in size from approximately 1,500 square feet up to 23,550 square feet. If delivered, the scheme would represent a significant redevelopment of the site and mark the return of the land back to active industrial use following its prolonged period of vacancy.

The demand for smaller industrial units in Hartlepool is understood to be in growing demand, not only from start-up businesses, but also from established firms seeking to downsize amid the current economic climate of high business rates and rising commercial rents. The Burn Road site is also situated close to several existing and recent industrial developments, further strengthening its attractiveness for this type of use.
At present, the Teesside & Durham Post is not aware of any formal planning applications having been submitted for the site. However, the we will continue to monitor the situation closely and report on any developments as and when further details emerge.
If progressed, the scheme could represent a positive step towards tackling a long-standing derelict stretch of land while supporting local employment and business activity in the area.
