Fresh details have emerged over the future of a popular Hartlepool Pub after it was placed on the commercial property market — with the listing revealing that the sprawling 1.35-acre site is being offered to a new pub operator rather than being being marketed for redevelopment.


The future of the well-known Owton Lodge Pub in Hartlepool had become the subject of much speculation online, after it emerged the pub had been placed on the market through national leisure property specialist Fleurets.

However, newly uncovered details from the commercial listing reveal that the freehold of the site is being openly offered for sale, with Fleurets advertising the Owton Lodge as a leasehold pub and restaurant “To Let”, with the opportunity carrying a nil premium.


It means the current marketing exercise appears to be aimed at finding somebody to take over and operate the Owton Lodge as a licensed pub and restaurant, rather than selling the entire site outright to a housebuilder or other developer.

The advertisement described The Owton Lodge as a “Former M&B Managed House Operation.”


M&B refers to Mitchells & Butlers, the major pub company behind brands including Sizzling Pubs, which currently operates the Owton Lodge under its Sizzling banner.


The wording used by agents listing the site indicate a change in the way The Owton Lodge is intended to be operated, with the site being marketed to a prospective tenant rather than continuing indefinitely as a directly managed Mitchells & Butlers house.


The agents describe the opportunity as being “FREE of TIE”, meaning an incoming operator would not have the traditional contractual restriction requiring them to purchase beer and other products exclusively through a particular pub company.


The listing also states “Nil Premium” — meaning no premium is being advertised for someone to acquire the lease itself, although an incoming operator would naturally still face the rent, deposits, stock, staffing and other costs involved in taking on a substantial licensed premises.


According to the agents, The Owton Lodge occupies a huge 1.35-acre site on the A689 main road. Inside, the pub and restaurant can accommodate around 146 customers, while outside there is a patio and garden with room for around 200 people. There's also parking for approximately 60 vehicles, together with three-bedroom private accommodation, presumably intended for an operator or manager.

For regulars, the listing may therefore provide at least some reassurance that the pub wont be sold onto a wealthy developer with housing in mind.


The Owton Lodge however is undoubtedly facing a significant change if Mitchells & Butlers intends to move away from operating it as one of its directly managed public houses.


But the current market listing is presently an opportunity to run the pub — not an advertisement to bulldoze it and remains listed by Sizzling Pubs as one of its North East venues.


So, for now, one of Hartlepool’s familiar community pubs, its simply more about who will be pulling the next pint, rather than possible “last orders”….
